New to purchasing property and wonder if you could review the below and advise whether pricing is reasonable? Location of property: SW SYD.
Also, is it wise or risky for conveyancer to be a referral of your lender? Im not sure. Property is going to auction this Sat so I need to move fairly quickly in booking her in.

Thank you for your call today. As discussed we attach herewith our Costs Estimate and confirm we calculate the cost to be $1907.92 incl of GST. If you have any questions at all in relation to this agreement please let me know.
We confirm your advice that the Auction is scheduled for this Saturday.
The procedure is as follows:
· We would order the Building & Pest Inspections and provide the Reports to you before Saturday for your approval. We also go over the Reports and point out any issue we think should be brought to your attention, however the ultimate decision as to the state of the property is yours.
· We would review the Contract for Sale and advise you the important terms and conditions.
· We would generally write to the Vendors Solicitors for information, such as council approvals etc and any amendment to the Contracts which we believe would be in your best interest. We would of course advise you of their replies.
· If you are the successful bidder at auction, we then carrY out the property enquiries, prepare all necessary documents such as requisitions and transfer and liaise with your Bank, provide them with copies of documents and liaise in relation to settlement and distribution of loan funds.
We confirm that we do not charge for the review of the Contract even if you are not successful at the Auction and the only cost would be the Building and Pest Reports.
