Browse Forums Home Finance 1 Aug 24, 2013 1:25 pm Afternoon all, Wife and I are due to sign a contract of sale for a block of land tomorrow and hand over the 10%. I am now having a mini freak out wondering if we are prepared enough. We have no idea how tomorrow goes. Do we sign the contract or take it away for our conveyancer to look at then sign it once she gives the thumbs up? Or do we sign it and get her to look at it during the cooling off? She looked at a s.32 for us and there was a contract of sale attached to that and she did recommend a clause to be removed so does that mean we are good to sign. I have tried googling as I have no ideas of the process and all I could find were horror stories that add to the anxiety. Any advice would be greatly received. As I don't want to muck tomorrow up! We had ours checked over while we had a holding deposit on the land. The easements we know about but what is the building envelope? We have had the home we wanted sited on the block would the builder have told us then if there are issues or is this a developer thing? This will be a combination of council and/or estate restrictions. Usually there are certain setbacks from front, side and rear boundaries. Some are quite specific. For my block I can have the garage on the side boundary yet I need a minimum 1m clearance on the other side of the house. If your builder is familiar with building in the estate you are in then you will generally be okay.
