Browse Forums Home Finance 1 Jul 26, 2013 1:32 am Hello everyone Some advice is needed, I have just brought a block of land that won't be titled to March 2014.. The land company would like unconditional finance for the land, but my bank (Suncorp) is reluctant to offer finance on unregistered land I could go to a broker, or talk to the bank further But is it a good idea to waive the finance clause on the contract and go for finance early next year? I do have pre-approval Thanks Re: Waiving finance clause on land contract 4Jul 26, 2013 4:35 pm I would be making any contract to buy subject to the title being available by a definite date. Re: Waiving finance clause on land contract 5Jul 27, 2013 1:14 am If the land owners want unconditional finance approval from customers for their land offerings then they wont be selling much for a while. Lenders won't give unconditional approvals for land that isn't due for settlement for 9 months, as valuations won't be done until nearer that date and the land isn't even registered as of yet. Cheers Tom Re: Waiving finance clause on land contract 6Jul 27, 2013 1:28 am yeah it was strange to ask for it, but its good they accepted pre-approval... in the past land companies just took $1000 and didn't ask for anything more... its now a $10000 deposit, quite steep Re: Waiving finance clause on land contract 7Jul 27, 2013 1:47 am Wow, where are you? My land ppl just took $1000 and wanted finance within 28 days of title. ______________________________________________________________________ Signed up Jan 2013........Almost done!
