Browse Forums Home Finance 1 Mar 09, 2013 8:24 am So im a bit confused about the process and cant find an answer so hopefully someone on here can help me out, My husband started a new job at the end of nov that was casual for the first 3 months while on probation then he went to full time and we have been waiting for this so we can go for a loan to build. So he got a letter end of last month stating his probation was up and was now full time. We went and applied for the loan to build the house and got a letter yesterday stating our loan has been deferred until my husband has held his job for 6 months. I rang then up and discussed it with them and got told that even though husband is not on probation they require everyone to be in their job for a min of 6 months and as soon as we have proof of that they will process the loan again. So the earliest we can have preapproval is early june and the Housing construction grant runs out on 30th june. (we are in SA and also applying for FHOG) So do we just need to sign up with the builder in this time to qualify for the grant or do we need more then that and if so is 3 weeks enough time to obtain what we need sorry for the essay Re: First timer with question about FHOG and HCG 2Mar 09, 2013 9:59 am You can still get the grant as long as you enter the contract before 30 june (thats the case in VIC). I suggest you start talking to builders soon because the process from initial sales quotation to building contract is pretty long - i believe you dont wanna rush when signing up for something of such big value. Through the process, book your contract signing appointment after you get the loan pre approval (maybe mid June). But if you are confident, you can sign the contract before preapproval. I thinks that should work out. Depending on your husbands previous employment history over the last few years there may be other lenders out there who might accept your husbands situation as it currently is without waiting. Do you currently have the land? We cant change banks because before we applied for this loan we asked around and this lender was the only one we found that would include all of my income (I am a casual and have 1 perm shift a week but work 4 days a week) everyone else would only include the 1 day and by doing that we wouldnt be able to get as much money as we need. We asked about hubbys work before applying and they said they definitely wouldnt look at it if he was on probation but because he wasnt it might be ok, which wasnt the case. We havent got the land yet but have chosen it. There is 5 blocks side by side, there was 8 but 3 have sold. They are all same size and price and we would be happy with any on them. It was a huge block but has been subdivided. They have been for sale for almost a year but arnt moving fast because they they are in an older area 2kms down the road from a new estate. Hubby goes to new builds everyday (through work not snooping lol) and wants to use a local builder as he thinks this company does better quality homes then the others he goes to. Although their floor plans arnt what I would of chosen hubby likes it and I can live with it (and this isnt our forever house) so we will go with them. So I will approach the builder in about a month while we decide on the floor plan and see what we can do in the meantime I would say both styles you have pictured are steel.
