Do they move a lot? Like this particular one is advertised through an agent but untitled yet... this whole street is untitled yet..Any tips if they worked..at the end of the day I risk it loosing when its a perfect location. VicUrban would be hard to haggle down, but a developer you can always try with. First I would compare what other blocks are going for in the street, and what the demand is for those. If demand is high, you won't have much room to play with as the blocks would be snapped up pretty quickly. If demand is low, you would most likely have some dollars to play with as the developer would like to move them. Need to be aware if you are looking for a loan, banks normally can't give unconditional until title is issued, and valuation done then too might be at a lower value than purchase price in this market meaning you might have to stump up more deposit. Does that mean no chance of further negation? Also to the point of demand, is there any rough way to check that..agent is always going to say this is lifetime opportunity and all... As for demand, one way of telling is how long they have been on the market. If they're newly released, might be worthwhile to ask agents how many have been sold or are under contract. Also may be be hard to negotiate as because they are newly released, agents will test the market first to see how it reacts. If they have been on the market for months, means demand is a bit slow, and they will be more open to negotiation as well.
