Browse Forums Home Finance 1 Jun 12, 2012 3:29 pm Hi everyone! We are currently building a new home, we signed our building contract late 2010, and begun construction around June 2011. The house is still currently getting built and we are hoping to be finished in around 2 months. We haven't applied for the FHOG as of yet as our banker never did it for us and when we realised we could have applied it was to late and were told to apply once construction was complete. We have now just read the news today that the grant is being doubled to $15000. http://www.news.com.au/money/property/f ... 6392861922 Our question is what are we eligible for? Any new contracts signed will be eligible for the updated grant. They should be updating the fhog site shortly. My vacant land purchase settles on June/20th and I will begin looking at builders shortly after. As such I will not enter into a construction contract till October at the absolute earliest. My solicitor says the grant is governed by the Land Settlement however the FAQ from the OSR indicates Quote: 3. What is an eligible transaction? An eligible transaction is: (a) a contract made on or after 1 October 2012 for the purchase of a new home in New South Wales, or (b) a comprehensive home building contract made on or after 1 October 2012 by the owner of the land in New South Wales or a person who will on completion of the contract be the owner of land in New South Wales, to have a home built on it, or the building of a home in New South Wales by the owner builder if the building work commences on or after 1 October 2012. Re: First home owners grant (NSW) 6Jun 13, 2012 5:41 pm As far as i am aware you will need to not apply for the FHOG now and just settle on the land. You will be eligible for no stamp duty on the land purchase as long as you commence building within 6 months. The you would need to sign with the builder after 1st October. I confirmed today that my land that i am waiting on for registration i will still get stamp duty exemption if it settles after June 30 because that is calculated when you first exchange contracts. We have had our block since jan 2010 & have only become eligible for fhog now as we've signed our contract last Saturday. Luckily we are now able to access $26,500 fhog. I am a little concerned that we won't actually start building within six months of settlement considering we still have to get plans drawn up, tenders, applications thru Council etc. I notice that on the OSR website it says something along the lines of construction must commence within 26 weeks after settlement "or within any longer period allowed by the Chief Commissioner". Has anyone been in the situation where they have needed to extend the six month period? If so, was it difficult and did they accept genuine reasons such as Council taking a long time to approve plans or poor weather conditions that stopped the building process? Yep, the date of the eligible transaction for FHOG is the latter of the dates that the contract is signed and dated by both builder and purchaser. You just got in time Skyzie85 for the bonuses.
