We signed land contracts in July and have had settlement of our land, which happened in October, and have signed building contracts in October too. Our broker is applying for the FHOG for us currently to go with our construction loan. Construction is to start in December, and finish around Aprilish Do we wait until our FHOG application is finished? Or when construction starts or finishes? I looked at the form and noticed it asks for the FHOG UIN - so it makes me think we need the FHOG approved first. We definitely didn't receive a reduction in stamp duty yet, I don't know if this was because we did not have building contracts done, or just because our broker didn't do it (or it was our job). From 1 July 2011, land transfer duty rates will be reduced for eligible first home buyers purchasing their principal place of residence (PPR) valued up to $600,000. Land Transfer Duty will be reduced by 20 per cent starting on 1 July 2011. Then 10% less each year up to 2014 ( 50%). Stamp duty liabilities is effective from the day you "sign" the contact to purchase the land- not from building/construction date. As only land purchase will be liable for stamp duty. P.s you apply for the stamp duty concession NOW! with your lawyers.
