We did our initial quote with the sales office 2 wks ago and picked everything we wanted. I'm a little confused on what actually happens at tender, as the lady said that 4,wks after that we then go to sign our contract! And in between tender & contract we select colours, etc? I am building with pd. Any advice or tips would be appreciated:-) or pm me for any tips please. Thks Mel Re: Tender process? 2Sep 21, 2010 12:36 am Its been awhile, so others can correct any inaccuracies however, the tender meeting includes: * Presentation of accurate "fixed" site costs based upon soil report * Accurate costing of all inclusions to date (not including 5 star energy rating report, extras from tile / colour / electrical as these haven't occurred) * Signing off on all structural changes (no more structural changes allowed) At tender you need to show your capacity to pay for the house and prove ownership of the land (or settlement date etc.) You also need to pay the balance of a 3% deposit. (will be less if you are using their mortgage broker). PD orders construction drawings, 5 star energy rating report and prepares the HIA building contract once you have signed the tender. Signing the tender does not "lock" you into building, but does increase the amount you will need to pay if you back out. I have lost mine, but you should have received a "Procedure of Purchase Handout" (or something like that) which lists the building process week by week. This should be a big help with understanding what occurs at each stage. There is an expectation that you will sign on the day of tender, however dont feel forced into it. However, delaying signing does ultimately delay the start date of construction as it is a critical milestone. My advice would be to have the tender meeting on a Friday and if required, take the weekend to think it all over (especially if there is a site cost shock). Sign Monday morning if you wish to go ahead and you wont be delaying anything this way. Take relevant notes during the meeting, as you cannot take anything away with you until you sign. Re: Tender process? 3Sep 21, 2010 7:39 am I there, I've just started the building process with PD So I will make amendments to what happened with me. First of all, I was confused too, because I didn't have a tender.. we went straight to contract!! Our land wasn't ready so that may have changed the process a little.. We had our colour appointment the week before and tiles after the contract signing! The contract included a 5 star energy report however it didn't take into account our sarking... it was based on the house with no changes.. We had to pay 5% deposit, but asked if we could pay $1,000 less (we didn't have the cash!) Things don't always happen the way PD procedures of purchase happen. From giving our deposit to getting a call from our Customer Service girl it was around 6 weeks! No calls from Hopetoun or National tiles either! Because of the delay of the land it has taken us 6 months to finish the admin stage!! Mind you, after our land settlement PD has been really fast and surprising! I hope this has helped you... Got my call from hopetoun today & we go on the 21st of oct so smack in the middle of after tender & before contract. Am planning on visiting hopetoun this w/e as haven't been yet! Have made firm decisions about structure of house, just little things like get an alarm system. Am a little stressed about our site results! am hoping it comes under what we roughly estimated! Will have to wait & see. As they told me yesterday that they have the results from site tests but can't tell me until tender? Can I ask to see a copy of these so I know I'm not being ripped off? But we had houses sited and costed on our land from 3 different builders, M'con, Boutique and PD. The houses were all around the same size (40sq single storey) and similar footprint. PD were the cheapest by a few thousand. We ended up building with them and we have considerable cut and fill and our drainage (that PD put in) works really well even on our wettest days, so I don't see that they took any shortcuts. I leave you to fend for yourself, figure things out yourself.
