Browse Forums Home Finance 1 Sep 20, 2010 8:57 am Hi all We are building for the first time and the experience so far has not been great AND we have not even started building! I am so stressed out by the whole thing I thought I would join up for some advice and to see how everyone else copes with building. Anyway here is some of our story. All was looking good with the builder (small husband and wife team) and we were confident with what we had discussed so far even though I thought their lack of communication leading up to this wasnt that great. We signed a HIA contract in November because we had all the specs worked out finally. Build date stipulated in the contract was beginning of February 2010 start and end of May 2010 finish. It is now September and nothing has happended. The main issue being that they say is with 'finalising' Builders Indemnity Insurance which they keep saying they should have 'within the next two weeks'. THey said that they were a member of the HIA with their insurance with their scheme but the plug was pulled by the insurance company so told us that they joined up with the MBA to obtain insurance through their scheme. That was back in April and it is now September! We have planning approval from the council and all that the council is waiting on now is the insurance from the builder before they can grant building approval. What has me worried (amongst other things) is the builder is not contacting us on a regular basis with updates. I end up calling and leaving a message but rarely get a call back until I end up calling again sounding disgruntled! We are also getting what seems excuse after excuse. Does anyone know much about builders indemnity insurance in SA? I have a feeling from searching on the internet that they have to provide financials to obtain this type of cover. I would appreciate any advice. Alarm bells are ringing and I want to get out of the contract but cant seem to get advice from anywhere and a lawyer costs are a lot. Thanks and look forward to any advice. Re: Builder having problem obtaining indemnity insurance 2Sep 20, 2010 2:40 pm Hi Stressed, Cut your losses and get out now!!! Look for a builder with more credibility and report your current builder to the HIA and anyone else who will listen. If he can't get insurance he has problems or most probably has had problems in the past. Have they told you why HIA won't insure them? Dump them now and go with a larger builder. Re: Builder having problem obtaining indemnity insurance 5Sep 20, 2010 4:48 pm Thanks for the responses so far. We have signed a contract and it might not be so easy to get out of. As far as I am concerned they have breached it but trying to get help with this is impossible. Consumer and Business Affairs were not helpful so all I can think of now is a lawyer $$$$. Does anyone know what is involved in obtaining Indemnity Insurance? Could financials be the issue maybe?
