Either you are borrowing a very large sum of money or something isn't right there. The 10k break fee I can understand, that is pretty much unavoidable. But the rest sounds like too much to me. The first option would be to negotiate with the person you are buying your property from. It is worth a shot and it is better to pay them interest than to setup a bridging loan, pay the break fees and go through the hassle. If that is no good then a bridging loan is the only way to go. Most banks have this option. Have you spoken to your bank about it? you were just referred to get advice from your solicitor. This is a legal matter.
