In WA the rule is that the FHOG and the stamp duty concession isn't given until you build on the land. therefore, if you were just to purchase land, you would have to pay both the stamp duty and all fees. When you built, and unsure if there is a time limit with this, you would get your stamp duty back. Why a different state? Why land only? If you are keen on WA for a reason, buy an established and you get the $7k and stamp duty concession (under $500k purchase price I think), you will recieve rent and depreciation and will probably get you a nice little deposit in 5 or 6 years when you want to build then?
