Just had an idea and before wasting my accountants time after the Easter break I thought I would bounce if off you guys.
I have an investment property which has gone up since I bought it and I am negatively gearing this investment. I am also building my first home.
The one question I have is in a few years can I re borrow off the equity in my investment and shift this money into my mortgage? At least that way there is more I am negatively gearing. The problem I have if I sell the property is that capital gains will bite into the profits so it will not be feasible.
My gut feeling is it is not possible, but if anyone can confirm this it would be much appreciated.
