Browse Forums Home Finance 1 Nov 30, 2009 12:16 am Hi everyone, I was hoping that some of you may be able to help me out. I am looking to write a report to assist home buyers, people that need to refinance or investors with finance questions that they need answers to before they go to a financier. Ultimately the report will end up on my website to help my customers out, but I wonder if I could ask the forum members to contribute the questions that you need answers to, before you approach a lender or a broker for that matter. What is the hardest thing to find out, or the most important thing, that would be useful to know before you apply for a loan. If anyone would like to contribute I would be happy to send you a copy of the report when I have compiled it for your opinions or comments. Get all of your documents together: Payslips, group certificate for the last year, a recent statement for all of your debts, a recent statement for any savings you have & ID. Each lender has their own required documents however this is a good start that will allow your broker / lender to assess your situation in detail. 2. Credit file: If you are concerned that you may have possible issues with your credit history then obtain a copy of your credit file from www.mycreditfile.com.au and take it with you when you see the lender. 3. Shop around: Meet with at least two mortgage brokers or bank managers before committing to use one. Hope that helps! You may be able to find a non-conforming lender (ie not a bank, building society / credit union) but they will normally charge you higher interest / larger fees / big penalty fees. Some things are worth waiting for. The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19108 Ardo That is so funny!
