I am after some advice. I was meant to have settled before xmas, and then it was meant to settle last Wednesday, but I got a bill from the conveyancer for $6000 (the extra over what the bank would pay). The issue is when I started the loan application the broker advised me that the FHOG would cover this as my land and construction are settling at the same time. As the slab has been poured and the progress payment invoice received, which are the requirements for the FHOG to be paid. The issue is apprently that the bank won't release the funds from the FHOG. They are apperently having meetings with the bank to sort this out, but I am pretty much in the dark about what is going on. It is over a week since I was meant to settle and I am starting to worry as I don't have the deposit as I was advised I wouldn't need it. (I probably could of got it together if I knew at the time in November last year.) I keep asking for updates and they respond back, but nothing seems to be happening, just lots of waiting. Is this normal? Has anyone else experienced this? Should I skip the broker and ring the bank direct to find out what is happening? I'm just scared to ring the bank in case the broker has organised something with them and I stuff it up. I hope someone can help and I look forward to your advice. Thank you First Home Owners Grant payment 2Feb 05, 2009 12:47 pm First I would call the SA Treasury and Finance Department (links provided on "Our Links" at our web site) and ask if your First Home Owners Grant has been paid to the bank, obtain your Reference number, payment date etc from them.
Depending on the bank, you are free to call their loan maintenance staff (possibly progress payments section) and ask them to verify the FHOG funds are available. That would be a good start. You're only asking about your file without making comments, noone will be upset by that. Re: Land & Construction Settlement at the same time + FHOG 3Feb 05, 2009 1:08 pm Thank you thlo
I just phoned Revenue SA and they have advised me that it is approved, but the bank I am going through hasn't put in the payment eligibility date yet, so it hasn't been paid through to the bank. Is there anything else that I can do (e.g. should I ring the bank?) or do I just need to wait for my broker now? first home owners grant payment at construction 4Feb 05, 2009 1:26 pm The FHOG clerk at the bank needs a kick up the ... It's a timing issue and can be sorted. I would wait for the broker to sort it out with the bank.
I'm glad I could help. Re: Land & Construction Settlement at the same time + FHOG 5Feb 05, 2009 1:45 pm Thanks thlo you have been very helpful, but it just gets so stressful waiting to hear and knowing whether you get the place depends on the settlement being successful.

One of my customers just experienced this as well. And it certainly didn't help when Suncorp staff lost the FHOG file in the settlements area before they were able to lodge it and then claimed they never received it. I suppose they weren't counting on someone diligently having file notes recording the date of arrival in Suncorp offices. They last saw it in the room but somehow cannot locate it so we had to prepare a new application, get new copies certified and sent it up by express post.
