Your partner's name is not able to be shown anywhere on the land / house for you to be eligible. Some things are worth waiting for. Re: Miss out on FHOG due to parter 4Apr 23, 2009 5:09 pm This happened to my brother too. It's really unfortunate....his gf (now wife) had already purchased a home before they met and then after a year together they decided to buy land and build. They have missed out on a fair bit of money due to the FHOG and now the extra for building. They were going to try and do the '**' and purchase the land and new home in his name only to get it, but then the banks wouldn't lend them what they needed based on his single income, they needed her wage to be factored into it to get the amount required and therefore lost out on the grants. Lose/Lose situation My karma ran over your dogma Re: Miss out on FHOG due to parter 5Apr 23, 2009 5:11 pm Yes we do live together and yes we went in this together and his name is on both the land and the house as well. So unfortunately it seems i'm not eligable..which i think is very unfair!! When i am a First Home Buyer Building the Brampton 195 with Coral Homes Re: Miss out on FHOG due to parter 6Apr 23, 2009 5:12 pm We enquired about this we have been married for many years and the house we lived in (now demolished) was in my name only as I bought it before we met, we thought we might be able to get it in my wife's name but it became too complicated so we didn't even investigate any further. Re: Miss out on FHOG due to parter 7Apr 23, 2009 5:26 pm I suppose the question is - did your partner benefit from a home buyers benefit previously? If so then it is not wrong in that you only ever get one benefit even when you are a couple. Years ago you didn't get anything - zip zilch nada. Which was the case when my DH bought his first property. When I bought mine I got to pay off my stamp duty over 4yrs - no discounts just paid in instalments. So cynical side of me says whilst it is a little unfortunate it is the only way the goverment can ensure that people aren't rorting the system. Some things are worth waiting for. Re: Miss out on FHOG due to parter 9Apr 23, 2009 5:44 pm I'm building with my Mum and she has owned a number of houses. It's my first home but I am not eligible. Just the way it is. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Miss out on FHOG due to parter 10Apr 23, 2009 5:54 pm my DH and I didnt get a fhog when we bought our house, nothing, zip, zilch. it blows my mind that people are getting these huge amounts of money for the fhog, Im starting to feel really scr@wed over but that's life, and if your partner had his fhog then that means he entered the real estate market and hopefully has built up some capital towards the house you will have together, so you are still benefiting from his grant in an indirect way. And further to the first line of Kyton's post - did he benefit from previously or currently owning a property? EG sell it for a profit or has the equity in the property if he still owns it or get the grants originally? While I can see that you are a bit miffed about it all, I'm sure you can understand why the government has this stipulation. My sister and BIL were in the same position 4 years ago, but due to my sister being pregnant they were basing their mortgage on his income only so they left her off all the paperwork so that they could get the grant 'A bottle of wine contains more philosophy than all the books in the world.' From my understanding of the grant, the only way to get the grant is if both you and your partner have never owned a property regardless of whether they are involved in the purchase or not or listed on the title. Why not give your office of state revenue up and ask them directly? Confirmation that the boost will not be extended, (if you believe what Rudd says that is) so back to the original FHOG. Hopefully that will get the flick some time in the future too.
