Any experience with R*ms home loan please? We're about to choose a credit facility and looks like they are more appealing compared with other financial institutions. Any feedback would be greatly appreciated.

Re: R*ams as financier/lender - are they any good? 3Apr 01, 2009 12:16 pm well as my mortgage broker said they have lower variable and true rate than the others, not on honeymoon rate or rate saver special for a certain time..low discharge and redraw fees,.. what else..i think that's about it..would you recommend something else thlo? would appreciate your comment Re: R*ams as financier/lender - are they any good? 4Apr 01, 2009 12:27 pm Their break costs (when you discharge your variable rate loan) used to be 2% of loan amount but I must check what it is now. I haven't used them for a year or so. Unable to comment if a particular lender is better than than another at this post unfortunately, as it depends on your individual circumstances and need to discuss all details in an interview. I meant to say Early Repayment Fee, also known as Deferred establishment Fee. This fee used to be 2% of the original loan amount. I tried to find the current figure but the the lender's relationship manager was unavailable. Re: R*ams as financier/lender - are they any good? 11Apr 02, 2009 8:40 am A lot of you may be referring to the "old rams" which is now RHG, not the new Rams which is owned by Westpac. The new Rams isn't that bad! We tend to use them quite a fair bit because they have some unique credit policies. The main concern I have with them is that their exit fees are high for the first few years so they are unsuitable for some people. At the moment they are very behind with applications so expect to wait a month for pre-approval. As long as you can accept the wait then no problems. The contract allows for 14 days. How are they going for completing these approvals within this time period? What actually do they do for the formal approval? Is it mostly about the valuation? I was told by my broker that RAMS will currently take 7 business days after submitting the contract to go from pre approval to unconditional including the valuation. They tick the boxes, do the valuation and have their internal insurer approve the loan. You should be OK for 14 days (10 business days). Re: R*ams as financier/lender - are they any good? 14Apr 16, 2009 8:07 pm I have been waiting 3 weeks (15 business days) for formal approval with R*MS so far. Still waiting. The finance clause has been extended once, and is about to expire again on Monday. They came back with some conditions two days ago, and I faxed them everything they asked for. Surely they can't take too much longer. Has anyone else had experience with them? After I have satisfied the conditions, sureley they can give me unconditional approval in the next day or two. Was one of the worst decisions I ever made to change anything to them. Cost me a few bucks but I was glad to see them gone! Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13773 9 24805 |
