Also own land for the new duplex outright, and have a decent deposit for the build. We're very disciplined with money, and we're uncomfortable being deep in debt. Interesting to see that after 49 votes the $400k+ has come up on top, I wasn't expecting that. I'm not sure what % of our income goes towards our loans as we are both self employed and have our own businesses. One week our income could be $2000+ and another week it could be nil. I do know what the annual amounts are based on last year's tax returns. But do we go by the figure on paper, or the actual figure? But either way, when we are in our normal position (which is 1 loan) we are fairly comfortable, so less than 20% of the income goes to the loan, I would say. We actually owned ( debt free) our last house for about 4 years then refinanced to the whopping amount of 45k had it down to 14k when we sold. Which was pretty good considering the only income during that time was from me working 3 days a week. But we will have about 125 as an equity loan on this one and we are considering refinancing to a normal mortgage once we have hand over. When we applied for our land and construction loans, ANZ had just changed from 80% LVR to 60% LVR for low doc. We just squeezed in thankfully or we would have had to go to another lender.
