Were looking to build at the moment but I want to make sure we wont miss out of the FHOG. Were looking at building a new home on new land, and having a 'volume builder' build it. We will not be owner building. From what I see, I need a contract to build and the land signed before July 1st (June 30th or before) and that would be after the 30 day cooling off period? So I need to sign for both before June 1st? Is that practical to do? Ive been looking allot at what we want and such over the last week, but in reality is it do-able? Were going to see land/builders tomorrow but wouldn't be signing upto anything obviously. Ive read stories where the builder takes forever to get the contract written up, but is that the same contract as we need signed for the FHOG? I presume its in their best interest to get it signed before the cut off date, because Ill make it very clear that it isnt coming under the FHOG dates Ill walk without signing. Hi there, not knowing which state you are in I can't talk about specifics of extra benefits in your state but you are correct in saying that you need to have your building contract executed (signed) by the due date of 30 June 2009. Construction also needs to commence within 26 weeks of the execution date and there is an 18 month completion requirement. It's not within the sales person's powers to meet your FHOG deadlines (edit. you have to meet 3 deadlines not one). Just have to think about the builders that have recently gone into administration. You need to think about the overall risk of not qualifying for the grant or repaying your grant back if it's not completed on time. I really don't see why you couldn't have it signed by 30th June if you start now. Sure it does take a while for things to come back from the builder but that time only increases the more upgrades you add at different times requiring changes to the tender, if you change the structure of the house then that will delay the architectural plans, etc. From the day I walked in saying I was looking to build, it's taken about 1.5 months excluding 2-3 week Christmas time off. Don't worry if the land doesn't get settled before June 30th, as long as the construction contract is signed before June 30th it will be fine. If you lodge through an approved agent, you only need to supply the contract and not the land title. Generally there is a 2 week turnaround to get the tender to you, 2 weeks to get the architectural plans to you once the tender is signed and there's a 2 week turnaround to get the contract to you after you've signed off on the architectural plans. All of the work revolves around the initial tender and getting all the upgrades in there.
