I really don't see why you couldn't have it signed by 30th June if you start now. Sure it does take a while for things to come back from the builder but that time only increases the more upgrades you add at different times requiring changes to the tender, if you change the structure of the house then that will delay the architectural plans, etc. From the day I walked in saying I was looking to build, it's taken about 1.5 months excluding 2-3 week Christmas time off. Don't worry if the land doesn't get settled before June 30th, as long as the construction contract is signed before June 30th it will be fine. If you lodge through an approved agent, you only need to supply the contract and not the land title. Generally there is a 2 week turnaround to get the tender to you, 2 weeks to get the architectural plans to you once the tender is signed and there's a 2 week turnaround to get the contract to you after you've signed off on the architectural plans. All of the work revolves around the initial tender and getting all the upgrades in there.
