Bingo, I get an automotive reply back saying he will be out of the office from Tuesday till Friday! AND THAT’S why Glen’s loans stuff has taken so long, he’s never there! Anyone know who it is to lodge a formal complaint to with St George? michelle, what? c'mon... you're too harsh. it's perfectly acceptable if you work for a big corporation to be unavailable for 4 business days and not have some one else look after you. don't you like voice prompts and voice mail? tell ozkarnak, eager and hoffies; they love dealing direct with banks for home loans. PrincessB, too was considering going direct. I don't know the St George complaints procedure if you are a direct customer. I would just call the branch manager where you have your accounts and let her make suggestions. This guy works at Wollongong St George branch; he’s the mobile loans guy for St George. I have a sneaking suspicion he’s here in Nowra for a few days, guess where I’m heading now…………to bank a cheque. Good idea, nothing beats face to face accountability. Good Luck. Re: You thought you had valuation problems! 25Dec 18, 2008 11:09 am ed. That's an insane amount to be undervalued at, hope you get it sorted out soon. Are there not many lenders out there offering 100% offset anymore? ed. 100% offset is widely available. Re: You thought you had valuation problems! 26Dec 18, 2008 11:32 am Michelle,
We had terrible problems with our St George mobile lender - very hard to contact, never returned calls, lost some of our documents, etc. He delayed our application by 12 weeks which ultimately cost us $5K in stamp duty (the ACT concession scheme is based on a rolling income test rather than tax year). In the end, we complained direct to their HO at Kogarah (see website for number) and asked to have our application transferred to the lender at the local branch. And, even though this less was less convenient (house dad with two toddlers and no car), we have never looked back. Stonecutter, We also had a low valuation and our lender was extremely apologetic (as THLO stated the valuers are independent). She suggested we wait 90 days (we had time on our side as land registration was delayed) at which point the bank would do another valuation (at their cost) as the original valuation would have expired. We did this (she requested a different valuer) and we got a much higher valuation the second time round! So, if you have time up your sleeve, this might be an option. Good luck! Re: You thought you had valuation problems! 28Dec 18, 2008 11:48 am thlo mattwalker Jordann maybe the valuer went to the wrong place? haha hope you sort this out.. Yeah like maybe the 'tip' in the next suburb. mattwalker, are you insinuating something? i am from around there. lol .... no!! I was just generalising... ie. maybe they missed the suburb and went to another suburb (anywhere) and stood on a tip site. $245K is a way off valuation and the kind you would expect from the methane gas (from the tip) problem in Cranbourne here in Melbourne... No. We needed the loan to be processed in 6-8 weeks max to qualify for the concession so probably felt partly to blame. Also, while clearly aware that we were receiving poor service (not good for repeat business) we weren't aware that service levels existed to which they could be held accountable to. Is it too late, lol? Not many borrowers realise, when you think you are dealing with a bank employee mobile lender, you may actually be dealing with a self employed franchisee of the bank, who is essentially a closed shop broker (exclusively work with one bank). they wear the uniform but don't necessarily have the same training as paid staff. Re: You thought you had valuation problems! 32Dec 18, 2008 12:35 pm thlo, thanks for your quick response. I will check what documentation I still have and take it from there. Unfortunately not too optimistic because part of the problem was that he never gave us any documentation, receipts, application number or whatever. I remember when I finally rang Kogarah after about eight or nine weeks they had NO record of our application! Re: You thought you had valuation problems! 34Dec 18, 2008 1:02 pm Not sure to be honest; what I do know is that the lender had been with them for a long period but was having 'personal' problems at the time.

(Stonecutter, sorry to hijack your thread!) ok. if the bank accepted that and also confirmed that your application was lost by their representative, that's on your side. Good point about stonecutter, after all this thread is about a westpac valuation not st george. Amazing how things can be so easily misconstrued though mattwalker, actually there is a council tip on Richmond Road in Marsden park, just down the road not used by many people and closure may be imminent. I was just testing your online search skills Re: You thought you had valuation problems! 38Dec 18, 2008 4:05 pm Word from a valuation insider is that the golf course lots are over-priced in the current environment - 12 months ago they would have sold at the price we paid (but 12 months ago they weren't ready).
Haven't heard back from our broker yet - will be interesting to see what he says. Luckily we're good at saving and have had some lucky breaks buying/selling our previous property. Developer may have trouble selling the other golf course lots to anyone who's not cashed up and a die-hard golfer. After 4 years - we're in!
