I just got my contract papers today and was apalled to see the downlight cost. Apparently due a new 'electrical regulation' my builder is putting FIRE RATED downlights which cost $119 !! Initially it was 90$ We are planning to put 20 downlights and there is a significant cost rise for us Does anyone know about this new electrical regulation / can throw more light on it? Is it better to get the downlight done from the builder given the cost per downlight or get it done later outside .. any thoughts pl ! Regards Nonie Re: Fire Rated Downlights .. am all fired up !!!! 2Sep 04, 2008 3:51 pm Yes Nonie the price builders charge for down lights are a big kick in the guts (I will take a guess based on the price you have been quoted that you are building with H3nley?). We are building a double story and are getting them to install batten light fittings down stairs for change over to downlights at a later stage. The only problem with that is trusting them to leave the appropriate space in the insulation around the fittings. If you are building a single story however it will be a nice and simple process for a sparkie to do it after hand over and it will save you some bucks. Upstairs you can access the ceiling space but not so downstairs.
You may want to have a think about that aspect. Downlights caused a surprising amount of house fires, as they heated up in the ceiling cavity then ignited the insulation, plaster or even the joists.
The reg deems that downlights have to be a minimum of 400mm away from anything flammable, or barring that, surrounded by a fireproof casing. This is why they cost so much more now. Also, an electrician will loose his licence if he doesn't comply with this, so they are really pushing it. Your guess is correct on builder ! we have decided to still go ahead with the lights so as to dave trouble of getting it done later. But the price rise was bit steep !
