Thank you so much for your advice. I actually don't know which brand my builder is going to use either. I will clarify it with them.
Cheers
Quiz them about the warranty too, minimum for LED warranty for a reputable brand these days is 3 years for domestic quality fittings or 5 years for commercial quality, full product replacement. If someone is not willing to offer >3 year replacement warranty on an LED luminaire then it would ring alarm bells for me.
It's not like a traditional light fitting where if the lamp blows you can replace it yourself for a few dollars. If an LED luminaire fails, you need an electrician to replace the whole thing which will probably cost you >$100 + the cost of the replacement light, unless the light is replaced under warranty, however you will still have to pay an electrician to replace it (most warranties do not include labour, even high end stuff).
If you've got a whole house full of LED downlights, and they start to fail after the builder's defect liability period (usually 12 months) you will be up for a large cost to rectify it. You might save money by using the builder's cheap LED downlights, but just be mindful that the builder doesn't really care what happens to them after their 12 month defect period. As long as the lights last 12 months and 1 day, that's all the builder cares about. Some builders are better than others, but you have to assume that their only interest is meeting their minimum contractual obligations. It's always worth using quality stuff in the long run.
