Browse Forums Lighting + Lighting Design 1 Apr 26, 2011 9:47 pm Hi everyone, We are very first time builder and try our best to learn through our building journey…Sorry for a long post!!! But please give some comment on our overkill upgrade plan!!! Yesterday we got our first draft electrical upgrade plan and quote which was drawn based on our rough request and consultation last week. It is over $10k quote for 79 light points, 18 double power points, 10 weatherproof power points and 2 light circuits … http://img198.imageshack.us/i/groundfloore.jpg/ http://img42.imageshack.us/i/firstflooro.jpg/ http://img189.imageshack.us/i/noterq.jpg/ http://img863.imageshack.us/i/quote1.jpg/ http://img684.imageshack.us/i/quote2r.jpg/ I know our electrical upgrades is overkill but I’m not really sure where to cut off our crazy upgrades as I’m confused between “must items” and “nice to have items”. So please just let us know which items you think we may drop from this plan and which items you think we can do after handover for less cost . To reduce our cost for light points which is roughly 79 I know we should not only just cut off a number of bayonet points, but also install junction boxes or Clipsal points in the ceiling as advised in the thread here viewtopic.php?f=31&t=45977&p=708777&hilit=curious+cost#p708777 Our house is double storey , but I guess we can still install junction boxes or Clipsal points in the ceiling of our first floor and our living area in the ground floor where the ceiling is accessible. If you have some information or experience for double storey house in this regards, please share with us! Many thanks! Re: Please help ! Overkill upgrades plan 2Apr 26, 2011 10:20 pm Wow! That's a lot of lights. I looked at the plan and assumed that all those light points were for downlights but from what I can tell, that's not the case. What about 1 batten fix light point in some rooms and you can purchase a light fitting that requires a number of light bulbs? What are the 10 weatherproof power points for? I think I added one to my plan, just in case. I didn't know what I'd need it for but you never know. Re: Please help ! Overkill upgrades plan 3Apr 26, 2011 10:34 pm Theresa Wow! Yes, 79 light points were for downlights amd we are still shocking at the plan. I try to learn and do my own research about these electrical upgrades before talking to our electrical consultant again! Re: Please help ! Well, if they are downlights, maybe you could consider doing those after handover. That's what I'm going to do as downlights are expensive to get done by my builder. On my electrical plan, I just marked the position of where a downlight will be installed in future so the builder will install a batten fix light there. That way, I don't have to patch up any holes when they get them replaced with downlights. Or one person suggested to me to just get the builder to leave the wiring for the light in the roof and not put any holes in the ceiling. Re: Please help ! Overkill upgrades plan 5Apr 29, 2011 10:23 pm Hi, Before you get too carried away with downlight upgrades you may want to take a look at this thread in the Building a new home thread http://forum.homeone.com.au/viewtopic.php?f=31&t=46817 It explains some of the electrical changes that are effective from 1st May 2011 and you may want to ask your builders exactly how this will impact you. Overkill upgrades plan 6Apr 29, 2011 11:01 pm Do you mean you have to pay an extra $10K on top of the electrical provision already built in to the base price of the house ? Doesn't your contract itemizes which ones are already included in the base price, and which are upgrages ? e.g. - 2 x weather proof double powerpoint = $0 (inclusion). - 8 x weather proof double powerpoint = $1,000 (upgrade). etc. I'm curious, because I will be getting my contract soon. 13-08 Moved in 13-05 Build restart 13-04 VMIA compensation 12-08 Builder liquidation 12-03 Fixing 11-12 Lockup 11-11 Frame 11-09 Slab 11-09 Start 11-07 Contract 10-11 2K deposit 10-06 Titled land Re: Please help ! Overkill upgrades plan 7Apr 30, 2011 7:13 am Youll save heaps if you delete all downlights from bedrooms, laundry, linen cupboards, pantry, toilets ... In other words, only put them in the actualy living spaces. You can get really nice pendants to replace chinamans hats after handover. And over the kitchen bench, delete the three there, you can change the std chinamans hat light to a nice pendant I personally think 6 downlights per room is too many, 4 would be plenty And you only have one light in the garage? Two std lights in there would be better Why do you have 10 outdoor powerpoints? Re: Please help ! Overkill upgrades plan 8Apr 30, 2011 10:23 am We had a rental property that had a lot of down lights, we found the rooms too bright and a lot of heat came off them. We ended up getting some floor lamps to use instead of using the lights. Go to a lighting store and talk to them they will give you heaps of ideas and alternatives. Cheers Lou http://take2-customdesigndownslope.blogspot.com 07-10-09 omg they have cut the block 14-05-10 we finally have the keys This is a very tight fit, I'm not sure if you'll be able to achieve what you've described. Would you consider accessing the separate toilet from the laundry?
