found these on the website
the Megaman GU10 11 Watt Dimmable Bulb but dimming mechanism is odd. Neco state "brightness can be adjusted from 100% to 66%, 33% or 5% with consecutive switching OFF/ON action". Looks like you flick the on/off button if you want them dimmed. Does this mean you install them like a 'normal downligt' or does the electrician still need to wire it as per dimmable light?
about to build our first home!

The downlights your referring to just use a normal switch. You communicate with the light by flicking the light switch on and off (yuk!).
You can also get Megaman dimmable (dimmerable as they call them) GU10 CFL lights that work with (most) normal dimmers.

Do you have photos of your ceiling battens / floor joists to the top floor? Do you have insulation in the ceiling? If they are solid, it's going to make running…
