I have been quoted 41 new stumps and 8 m of joists and bearers. The floorboards need to be lifted and replaced as there is not enough room under the house. Does this seem reasonable. I'm told the works will take 3 weeks and the stumps will be treated timber not concrete or steel. But, I would get another opinion about timber stumps over steel poles. I didn’t think that was a thing anymore unless you wanted it for the look of the house. I would get another quote. Generally they don't use contracts 4. Limited consumer protection 5. You are asked to pay a big deposit up front 6. Review past projects 7. He has told me that he is not a builder but a carpenter and that a building permit issued by the council is not required. There is damage from termites to the piers and sub floors which is why I obtained the quote but when I asked how many stumps were termite damaged he said that he couldn't tell me until he started the work??!! I am not sure whether Perth has its own way of doing things in regards to this.
