Projects under $20K Don't require a Builders Licence 2. No insurance 3. Generally they don't use contracts 4. Limited consumer protection 5. You are asked to pay a big deposit up front 6. Review past projects 7. Check to see if the operator is a scammer You will need to cover all the points Thanks. The contractor has asked for a $800 deposit. He has told me that he is not a builder but a carpenter and that a building permit issued by the council is not required. There is damage from termites to the piers and sub floors which is why I obtained the quote but when I asked how many stumps were termite damaged he said that he couldn't tell me until he started the work??!!
