From previous interactions in This forum, I learnt that the right way to address leak is from its source which is above and outside the basement. Front of the house has slope towards the house. I engaged a plumber, water proofer and landscaper as 3 pronged approach. But after spending quite a bit of money, sadly, the issue still exists. This is what they did. 1. The water used to make its way through the front porch. So they dig a trench all the way to the foundation (about 6 feet down), put pvc pimple with holes on top. Covered it with gravels. There are 2 pipes along the foundation. A strip drain as shown in the photo collects the water on the surface. This is connected to the storm water system and the water goes out. 2. Water proofed the front porch completely all the way to the footer. 3. Changed the landscape so that the slope gradients towards the strip drain. Surface is sloped so that water goes to the sides. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I am at loss for what to do next. Plumber and landscapers had a look amd they are surprised this hasn’t fixed the issue. I was planning to increase the height of the concrete wall to see if that stops water from coming in. Since the water is coming through the exposed soil, I thought that might help. The plumber advised against it as he thinks the water will still make it around the concrete. Plumber is suggesting drilling cores through concrete all the way outside. It is right next to the concrete plinth at a depth of foundation. Plumber had exposed the foundation and laid the pipes next to it. He is a certified plumber who had several commercial projects. What do you think of his suggestion of drilling cores and getting water inside and then getting the water out through natural gradient? Are there any consultants who look at these issues and suggest how to fix? I don’t want to do anything until I am reasonably confident it fixes the issue. I had gotten a water detector with thermal cameras before doing the job but he pretty much said what the plumber had said. Chris above was right. The plumber hadn’t gone deep enough. So the water used to make its way to the lowest point and make it into the basement. We had to redo the agi drain going about 10 feet deep. That solved the issue. Costed us quite a bit but it has been 2 years and issue is resolved. I agree with Althom but there also may be a problem with the terra cotta stormwater pipe discharging water in that areas as well.
