Browse Forums Bugs & Suggestions 1 Apr 21, 2022 7:43 am Just settled this week on a lemon house, found out it has live termites, a roof probably needs replacing, inadequate drainage in subfloor. You name the problem this house probably has it. I am definitely the most stupid person for buying this house. The building and pest inspection before settlement pointed out some issues but not roof replacing, sagging ceiling or active termites. I’m panicked about the termites. We are getting a company in this morning to do a thorough inspection . Should we get more quotes on the treatment? Should we introduce ourselves to neighbours and tell them about the termites? Your pre purchase inspection should be prior to purchase or within your cooling off period. When making an offer on a home I always get the agent to cross out the wording that says the contract is void only if major structural damage or live termites are found by a licensed inspector. I then replace this with the contract is void if I receive a building or pest inspection within 3 days that pirely does not meet my satisfaction. This makes it very easy to exit the sale if there are lots of costly defects found that aren't deemed to be "major structural" or pre existing termite damage without "live" termites found. The agents don't like it, but they have to accept it, and I've avoided hundreds of thousands of dollars in repairs by breaking contracts after receiving poor Building inspections reports, and never had to pay the Cooling off fees. Then get the building and pest within 3 day cooling off and if it's not to your satisfaction you simply say that it's not, and you walk away without paying the cooling off penalty. The contract is heavily weighted in the favour of the seller and the agent, and it is hard to break the contract when they have you locked in as you need to prove major structural damage or life termites, and too bad if costs of non structural defects run into the 10s or 100s of thousands.
