We have finally decided on our floor plan for our new build (I think anyway!) and are just trying to decide what we will get the builders to do and what we will arrange independently. We are on a very tight budget and there are some changes we need to make to ceiling heights and roof pitch, porch etc due to estate convenants so are looking at ways to reduce costs. We have decided to get seperate quotes for carpets, the builders range seems a bit pricey. Anyway, need some advice about floor tiling. We haven't got to quote stage yet but from the info the builders have given us it will be approx $5624 to tile 74m2. My calculations work this out to be $76m2. On the whole would it save us some cash by arranging to have this done seperately following handover or would the builders costing be reasonable? If we went independently then we would be credited back the cost of tiling to the wet areas. Cheers! According to the latest Archicentre cost guide - ceramic floor tiling including laying is priced at $95-170/m2 It would depend on what tile is included in the $76/m2 price. If you were going to upgrade to a fancier tile it may be cheaper to do it after handover (as the builder will add his margin to whatever tile upgrade you choose) After 4 years - we're in! - floor tiles - 600x600 polished "maintenance free" porcelain - approx. $45/m2 - floor tiling - approx. $60/m2 We had just under 90m2 of tiling and doing it this way we saved over $6000.
