Browse Forums Flooring & Floor Covering 1 Jul 02, 2008 4:30 pm Hey guys,
As everyone knows we are starting to build in November and we will hopefully be in our new home around April. I'm wondering at what point should we organise flooring. We will be having a comination of carpets and Boral Silkwood Timber flooring. We will most likely be going through ***. The carpets will be part of our construction loan, so is payment made once carpets are purchased or on installation? What sort of a deposit is needed? If we selected flooring early, do *** hold onto them until needed? Is there a max time frame? Anything else I should know? My karma ran over your dogma Re: When to do flooring? 2Jul 07, 2008 6:33 pm bel……once you have selected your carpet, and Fowlers have worked out how much you will need, they do this off your floor plan, you will need to leave a 10% (in most shops) deposit.
Once the carpet is laid you then pay the remaining amount. But in my experience with carpet…………pay the full amount, and insist they have the carpet ordered and sitting in the shop waiting till it is time to be laid as soon as you pay!!!! Carpets can be discontinued very quickly!!! If they run out of stock, no carpet for you and you have to select all over again! Very disappointing!!!!! Bel, *** require payment for the timber and carpet approx. 3 days before installation. The laying of each can be paid the day after the installation has been done. To make sure you are happy with the job. (We paid today and the install for the timber is Wed/Thurs and the carpet is Friday. haywgl What sort of a deposit is needed? We paid $1000 all up (for timber and carpet) last October, which was less than 10%. haywgl If we selected flooring early, do *** hold onto them until needed? Is there a max time frame? *** asked me to pay some money to hold the price. They ordered in the stock in the last 6 weeks leading up to the handover date. I know Fojean did the same, and they are still in the process of building. They will hold it, just speak with your sales rep. If you need names, just let me know? haywgl Anything else I should know? Always Haggle! Their stock lines are cheaper as they buy them in bulk, but they have a great range of carpet there to suit most buyers. Also, shop around and make sure you are getting a good price. But at ***, i can guarantee you, you will!!! Also will your carpet and flooring top surface be at the same level? Boral Silkood can be installed as a floating floor over concrete (with moisture barrier) so its quite eay for it to be level with carpet if need be. Thank-you for the replies, looks like when we get through our tender and contract appointments I'll take a trip to *** and show them my floorplan Nic - Id love a contact if you can PM me Casa - Yep Id hope to have the timber and carpet at the same level, I dont really know what the go is with this, but Duke seems to think it can be done so i'm happy My karma ran over your dogma Re: When to do flooring? 8Jul 08, 2008 9:13 am Hi Bel,
I went to *** at Clayton and they said a "few hundred" was all that was needed to hold the price and order. As for installation. I guess you won't really know until you get closer to handover? Would love to know how many sq'm / lineal mtr they say you need. Think ours was 54 lineal for the carpet and 86 sqm for the rest. Carpet going to Study, Lounge, Rumpus and all of upstairs. H2B Re: When to do flooring? 9Jul 08, 2008 10:29 am Thanks Toni, once I get my working drawings I will pop down to *** and ask what they think.
I will have carpet to all of upstairs, study and formal lounge. The rest will be floorboards. My karma ran over your dogma 1000000% definitely add insulation. I have in my home and it makes a big difference minimising sound transfer. Insulation is pretty cheap and definitely worth it 2 6174 Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 15887 Hi there, I'm a conplete newbie to this, but I'm looking to put a floor down in my 6x9m shed.
