The total cost of the flooring is about the same as the builder quoted, but for a much better quality, (the same goes for the air conditioning and heating, a bigger motor/unit). Im guessing that it wont affect the over all time as the builder would have had to get somebody to do the flooring at the end anyway, instead handover will be a little earlier, then add on time for our floor guys to do it...(hope this is making sense, just work up from night duty Re: doing own flooring. 3Jun 30, 2008 9:26 pm Same with us...

i know its tempting to do the floors on your own but if you getting floor boards like we are then we had to bite the bullet and let the builder do it b/c at $200m2 it aint cheap. The main reason being they allow for the floorbards when they do the concrete slab so it fits nicely. I have solid 19mm thick floor boards and it would look horrible and extremely difficult to do after handover. Unfortunately, they got us where they want us with respect to floorboards. However, carpets is another story, i wouldnt get them to do it. I think you can get better quality for your $$ by organising it yourself. smeags. PD quoted twice as much for carpet (56 lineal meters), *** can do it for half the price and we get a much better quality carpet. Still deciding on other flooring, if we opt for a floating floor we will install it ourselves. The only down side I can see is that if you are doing a timber floor (or anything with boards) then you can put it down before the skirting boards are fixed. This means that you need to add some quad beading to cover the gaps. We decided the savings are worth the hassle, and we will be laying the boards ourselves. Hi Smeages, which builder are you going with? Are they doing a recess of the slab in the areas that you are having the floor boards installed? We wanted to do the recess in the slab also with M, but they refused to do it for us, puting it in the 'too hard' basket!! I'm pretty sure that I have seen the quads painted same as skirting in some of the PD displays as my sister pointed them out to me. If we go for a floating floor which I think we will, I'll be going to Bunnings to buy lots of Chalk Dust in Gloss to paint our quads! As far as the tiling goes, about twelve months ago mum was going to retile her living areas. Couldn't even get anyone out for a quote!
The tiling will work out a lot more expensive, but we are building right on the suburban fringe, technically country, and I don't like our chances of getting a tiler, let alone a decent one. Also for carpet, there was going to be delivery surcharges to go privately. I got a quote for carpet privately and it was more for a product that was comparative to what the builder was offering. At least this way the builder is responsible for everything! If there is any problems with one thing in the house that affects others, the builder is responsible for it all. I don't know how much you really save when you take into account the time and effort to source other carpet and tiles. Maybe I'm just lazy! I'm happy with what I'm doing and I won't have the hassle of organizing installation etc and worrying about any damage the installers may do. Like I said, I'm lazy. We didnt want the hassle of one party blaming another for problems... Actually we were very happy with the tilers that PD used on our place, they made one error putting the wrong sort of tile in the laundry, but it was fixed, and they were really the only trade we could say did an excellent job on our place.
