Browse Forums Flooring & Floor Covering 1 Apr 16, 2015 3:00 pm Hi guys, We're having a bit of trouble with our floors. We really want Engineered Oak T&G glued to our concrete slab. We have spoken to our builders and they have advised that they will not install timber floors without the quading around the skirting boards or our island bench top. We're pretty upset since we're paying for drop down sides and hate the idea of having to put the quads there. Has anyone else ran into this problem? Are there people out there that will install them without the quad? (our builders will leave the skirting boards in the garage for us to install later if we want) Re: Flooring without quading around skirting boards 2Apr 16, 2015 3:10 pm You will need something to cover the expansion gap. Where there are skirtingboards you don't need quad aswell, just wait til the floor is down to do skirts. Where there are no skirts, such as around the island bench, you will need some trim to cover the gap. Leaving No expansion gap will result in cupping or buckling when the weather changes. Also, in my opinion, engineered boards are a waste of money. Spend a bit more and get the real thing or spend less and get a beveled laminate board. Both are better floors. Re: Flooring without quading around skirting boards 3Apr 16, 2015 4:25 pm Some production builders will do skirtings and kitchen install after floors but there will be an additional cost in doing so (not cheap). Part of the reason for the additional cost is that floors will need to installed early and additional care needs to be taken not to damage the floors for an extended period of time. We going to have the island bench with waterfall edges and we have seen them with Scotia around the outside which IMO looks terrible because it takes away the look from the waterfall edgs. We have spoken with the SS and because the kitchen goes in first then it basically needs something there to hold it down. But he said when the time comes to do the flooring we might be able to come up with an idea. So you might be able to also have a solution with your builder or flooring people. I dont think they can silicone the edges as an alternative to scotia with timber floors as the edges need a few mm gap to allow for shrinkage and expansion of the timber. This is the reason for scotia if skirtings are installed prior to flooring. That way we can pull the skirting off lay the floor then put the skirting in place and fix it there. Absolutely hate quad Re: Flooring without quading around skirting boards 7Apr 17, 2015 11:44 am After looking at ALL the different Timber, Timber Look and composite flooring around.. we realised that most are just a bloody pain in the butt to work with, maintain and generally live with. Some scratch real easy, others you dont want to get too wet or your in trouble and others just make noise when walking over them. The BEST (IMHPO) was the Vinyl Timber Look strips. You can get the builder to install and complete the skirting then the vinyl can be laid straight down. NO glue, NO Quad, NO nothing.. simple, looks as good as any of the other options AND its so so so simple to lift a strip (same size as a timber board) out and replace it if needed. Re: Flooring without quading around skirting boards 8Apr 17, 2015 1:15 pm The vinyl needs to be laid on a level floor. Most slabs have surface issues and need preparation works. Vinly planks also need expansion gaps on ends as well of about 10mm so it is best to have it laid and then install skirts over the top of the ends to conceal the gaps. Believe me, this product can expand and needs to be gapped at ends and between walls along the length of the plank to prevent lifting if the floor area expands with heat. It is a loose lay commercial product. So I guess it depends on what vinyl product you use. There are lots out there I know. They insist there product does not need any expansion gaps, it is 5mm thick with a .7mm wear layer and can be purchased direct from them for $45m2. 30 year residential warranty and a 15 year commercial warranty. I am totally thrilled with the end result and so glad I used these instead of floating floors or carpets. Serfloor tell me there is a guy in Adelaide who supplies and installs their floors for $55m2 which is probably a lot easier than breaking your back doing it yourself. In hindsight i probably wouldn't go to the effort of fitting them myself again for the sake of $10m2.
