Looking at vinyl planks or tiles for the living areas and kitchen. went and visited choices flooring and they quoted 35 m2 to installation plus 49-79 m2 for boards. Would it be cheaper to source my own installer? Also how much does tiles cost to install? just a general guide. I was quoted about $100sqm for Gerflor Creation click vinyl planks supplied and laid and I doubt that included the additional cost of new slab leveling process versus laying straight onto top of new slab with all its bumps and lumps. We got a price for vinyl planks at 84 installed which doesn't include slab prep. We are now leaning towards wood look tiles for longevity and durability. But I need to get quotes from tilers as I don't know how much extra it will be. Pretty good looking product. They would also allow you to use your thermal mass of your concrete slab for passive heating if you have correct house orientation for this process. Thermal mass is the ability of a material to absorb and store heat energy. A lot of heat energy is required to change the temperature of high density materials like concrete, bricks and tiles. They are therefore said to have high thermal mass. Lightweight materials such as timber have low thermal mass. Good luck with it all. My wife liked the gerflor vinyl planks in Wild oak so I have 85 sqm of then stored in a garage ready for me to lay after slab is leveled, after handover from builders that is. Unfortunately the vinyl planks will reduce thermal mass of our living areas. Thus we will need to use our heating more than what could have been achieved. What wife wants inside the house she gets mostly. I am more of an outside of the house guy. So thank you for explaining that for me. Weill have the tiles mostly along the east and some on the west so i am hoping the tiles will keep warm. Think you will be starting before me. Hoping it all goes smoothly. Have told your builder your doing vinyl tiles? Was talking to a guy from carpet court and they where saying that the builder can help prep the slab to help decrease the costs associated with prep. Generally you can get installers for around $27 a square meter that's what I pay my guy for solid timber T&G boards. If I quote supply, lay and sand and polish I allow $120 per m2, but that's for a solid HWD floor, the click together pre finished boards are obviously cheaper than that. With the floating floor you are looking at you would (depending on the size of the area) need to allow an extra $300-$500 for slab prep prior. Even if you get a good concretes to lay the slab there will always be minor imperfections that need to be fixed, so you should budget for something. It's essential you do this as floating floors tend to squeak and creak if not prepared properly. Another thing to consider is the scratching of the pre finished boards, with standard T&G boards you can re sand in 10 years time if you wanted to, but with pre finished you can be more limited. That said if they are cared for properly you will be fine. In regards to you question on tiles cost per m2 starts at about $50 per m2 to lay for ceramic up to about $120 per m2 for a natural stone.
