We recently had a major tiling/waterproofing job done on our outdoor terrace (One of a four apartment job), this was organised through our strata. Strata employed a waterproofer who the sub contracted out to a tiler etc. Apparently as the job is over $20,000.00 ?? The waterproofer is not allowed to subcontract work according to Fair Trading so therefore all substandard work has to go to conciliation as Fair Trading cannot deal with unlicensed contractors. The tile gradients run both across and away from the building, that directs the water to four outlets. As a result the tiles on the outlet walls are different sizes to give a level appearance of the wall tile. We have water ponding in several areas the amount of ponding is dependant on the amount of water i.e. from a Sydney downpour or a hosing down of the tiles, but unless we either sweep it away or the sun dries it out, there is ponding. We also have a lot of tile lipping, which seems to stop proper flow of water from these tiles, i.e. the water will flow, but half the tile remains "ponded". Also some of the tiles "seem" sunken and are now being covered by a whit film around the edges. To assist water flow to one of the outlets they have raised the part of the ground floor just outside true main sliding door. Now when you walk out you step onto tiles that half been cut in half and sloped in both directions resulting in an uneven surface, ( dangerous for a girl in heels). The tiles are extremely slippery when wet, no one can ascertain what they are made of, as the contractor will not confirm. A Strata appointed engineer inspected this as follows: 1. A 20 cent piece was placed where there was water ponding, it didn't quite cover the 20 cent piece so he therefore deemed that we need to live with it, he did advise that there needed to be more of a slope in these areas, but as we had dark tiles the sun would dry it out eventually or we could sweep it away. ( I have since read on link from The Master Tilers Association website that to determine ponding a five cent piece should be used as a , if it covers it it is ponding, and also if the water remains for more than 15 minutes, it is ponding. 2. He advised that the lipping and sunken tiles are common and we need to live with it. 3. He advised that the white discolouration has not appeared in enough of an area as yet and therefore it is not a defect and we need to just apply some solution. Again, sorry if this is not the right forum or nI have gone on too much, if anyone at all has some tiling knowledge I would love to hear from you. I am wanting to organise an inspection by a qualified tiler to rebuke the engineer, so I guess I need to have some expert advice first.... I actually organised an inspection by Childs, but they mainly focused on the aesthetics of the uneven and sloping tiles. The total amount of works was $280,000.00, I am having a hard time dealing with the possibility that we have to accept such a bad job. Thanks for letting us know.
