How long will I have to be out of the house while we sand and coat the new floorboards we have layed? I've been quoted $27per m2 for just the laying of the boards. Is this a reasonable rate for someone that is highly recomended? Thanks. Re: new floorboards 2Sep 26, 2006 12:56 pm It depends on whether you are using an oil or water based finish. Most people opt for water based finishs these days as they can be done in a day in the right conditions and there is virtually no odour. Water-based finishs are also more or less completely clear unlike oil based finishs which yellow/honey the timber.
Oil based finishs take a few days to do and the odour will take 1-2 weeks to completely clear depending on ventilation. Square metre prices can vary depending on the layout of your house but sounds reasonable. Re: new floorboards 3Sep 26, 2006 3:53 pm thanks for that.
Is there a difference in the quality/longevity of water and oil based finishes? Would I be right in assuming then that the reason people vacate after varnishing the floor is the odour and not the fact that the finish takes days to harden? Hope you dont mind if I also just throw one more out there..... I have been reading that you can finish the floor with just an oil and no varnish and go back and re oil every few years is this correct? This gives a low sheen natural look to the floor, although provides no actual protection from scratches or dings. Yes you can recoat worn areas after a simple clean as there is no problems with 'edge bonding'.
The longer you can stay off either water-based or oil-based polyurethane the better. However, odour is the main reason apart from non-yellowing that people go for water-based. Modern water-based polyurethanes are near as hard wearing as oil based ones. Some companies are now manufacturing 2-pack water based polyurethanes for commercial applications.
