I have read some other threads that indicate not all builders will put them in for you. We tried to neg on the flooring but they wouldn't budge. This isn't included in the Affinity range so i doubt it would be in the T or the Ess. However you can option this in your house. We just did the Timber Laminate Floors. Best of luck mate! I've done it once before and am doing it with the build I'm just about to start. To give you an idea, I'm spending 17k on flooring, which comprises of bamboo and carpet. The builder wanted to charge me 21k for a category 2 carpet and lesser quality bamboo product. The carpet I'm now getting is in the builders category 8 and I'm using ARC bamboo. So a much better product at 4k cheaper, all for just a little of my own coordination after handover. As I said, no brainer. Additionally you can choose your own local, respected installer too!! We all know that the big builders target the cheapest trades in any given area. Note that good bamboo will cost roughly $90sq, engineered hardwood $130 and solid hardwood $180. Estimates of course, but timber isn't cheap.... Especially if you're like me and you need stairs done. We looked at this for a couple of things and found it wasn't worth it in the end - we are building the Ascot 35. Our timber laminate which was included in the package has been laid and we're completely happy with it. I really liked the quality of the ARC, we will be getting from Carpet Court as I liked the sound of the installation process, whereby the very experienced installer actually undercuts the skirting so they should only need a touch up afterwards. It's a great product that will give great results if installed properly. I've not seen a lime washed floor done in person but I'd like to. I'm going for Autumn myself. Saw a floor in Australiana just recently, looked great! We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37139 Carlisle use to sneak a water resistant "Performance Solution" into their contracts.
