You can do it after handover so no need to worry about coordinating it. Most builders will not allow you or any other trades on site during the build anyway. Builders will add about 20% to the cost of everything. Floor coverings are a high price item, which is why many get it done themselves and save BIG $$. On top of this, most builders never like doing timber flooring so they'll add even more on to the cost to encourage people to not do it. I've found now that the popular bigger builder options are either tiles or vinyl timber laminate. I'm getting my bamboo and carpet from the same company and saving heaps. To give you an idea, I'm paying the same for carpet as my builder was charging, but getting their category 8 carpet for the price of the builders category 1 rubbish. You need to check this out as a possible extra cost as well. That might be supply, install and painting costs. I had an excellent builder ( 12 years ago ) who let me arrange installation of bith carpet and floor tiles separately, within his schedule. Or is the builder required by law to install them even if your getting the rest of the flooring from a third party? Though you might need to establish the following to comply with the code: Concrete as in concrete tanks that hold water up to and beyond 2.1 mtrs of 'head' and 100mm thick are waterproof. No house will ever hold more than 25mm of pooling water so this is not the issue. (House slabs are mostly 100mm thick.) The issue relates to the waterproofing of the 'wet areas' and can be 'overcome' by providing a waterproof membrane to 'bund' the wet areas.
