Builder mark up with flooring

Hi guys,

We are getting very close to signing with PD now - even have a block of land ready to put an offer in

I have been interested to read since joining Homeone how people continually say 'Don't get flooring done by the builder - too expensive' etc

I am just wondering are they really that much more expensive? Is the difference between getting it done by the builder and getting it done privately huge?

I wanted to get timber floors in majority of downstairs and carpet in majority of upstairs...

I have budgeted $10,000 for carpet and $15,000 for timber floors....

I'm just thinking that it seems simple to get it done by the builder - done prior to handover, include it in the loan, not having to source flooring elsewhere, ring around for quotes etc. I am willing to pay a little extra just for the convenience.

BUT if they are going to charge something crazy obviously I would do it privately.

Thanks for any help - if you could give examples (especially PD people) that would be awesome!

There's another factor that may be missing from your equations.....

Doing it yourself gives you the ability to be much more selective and picky as to exactly what floorcoverings you want. Typically, builders have large contracts to but volumes of certain products. So what you end up with is what everyone else has (boring) and in most cases is not top shelf stuff. Carpet suppliers often provide 'builders quality' carpets. They are sold at cheap prices, so are usually NOT produced to high standards.

I would NEVER allow builders top specify floorcoverings if I were building!

We have also decided to get PD to provide the floor covers for the convenience. Also, we got friends who build double storey home with another builder and advised us to get the floor covering with the builder (especially the 1st floor) so that in event if there is any repair to the floor and they need to rip out the carpet, they will have to replace it. Not sure if the builder will do so if you have lay the carpet yourself after handover.

We have gone for tiles on the ground floor and carpet on the 1st floor. The standard carpet provided by PD is about $8k.

Hi Guys,

I to am going to build with PD but the dilemma i have is that if i get my own tiler, i still need to use PD for the wet areas and i want to put the same tiles throughout the house as well as the wet areas.

So im worried that the wet area tiles will look different to the rest of the house/hallway.
