I'm building with Franson Homes in Stage 12. Your floor plans are very similar to to ours.... Garage, entry and Study on the ground floor and the rest on level 1. We have selected Timber flooring (VIC ash) for entry, stairs, Dining and Family. I think it looks great (IMO). Are you also in Stage 12? Never as slippery as a hard surface! Which would you prefer to slip and fall onto?.... a carpeted staircase or timber? Ash. definitely prefer the carpet for the softness and the noise. concerned mostly about having to compromise on the other carpets to get something really heavy duty for the staircase. Plus the fact that this piece of carpet will be isolated so much from the rest of the carpet that it might look out of place. Ash, generally what makes the difference in heavy duty and extra heavy duty? Does extra heavy duty mean they can't be as nice in terms of look and texture as carpets not rated as highly? i.e. comparing commercial carpets with residential makes me think that the hardiest carpets look/feel poorer than the more delicate ones. If I'm reading the plan right you can access the sub floor space?..it will just have post through it?..therefore ideal for storage..?
