Am I mad to consider jut replacing the worn carpet instead of getting floorboards? If I was staying here I would definitely get floorboards. But if for me it is exit stage right, I don't want to fork out a lot of money. Could anyone tell me what the difference in price would be? I had grotty old carpet and they'd re-carpeted it in the photos. .. totally different! I think that the freshness of a new carpet will put a smile on the dial, even if the buyers would really like timber. Putting laminate or timber into a strata unit requires permission from the body corporate and the use of sound-proofing stuff. .. I think. It will cost more than carpet obviously but will make enough impact to sell the house for more I'd bet. It's amazing what a new timber floor and fresh paint alone can do to any living area... you'd struggle to add more value for that cost any other way. The cheapest option you can go for is laminate, a timber look-a-like. People assume it will look tacky but most customers I deal with often get it confused for the real timber. Laminate is pretty cheap but it adds so much value when selling you home because it looks the same as a real timber floor.
