When we had our floors done the floor polisher had this funny looking mesh screen sort of thingy. Then you fill all the nail holes and end gaps then you go over it with the rotary for the final sand. Vacuum well. Apply sealer and then top coats. You then use the rotary with the mesh pads between coats. You also need an edging sander to do along the walls. I'm pretty sure that is the process. A competent sander may do it, but I think they would be hard pressed, particularly if its lots of seperate rooms with edging. If the quality isn't such an issue then you might do it but I see you've just laid new flooring so I guess you want it to look good. As a guide, my friend who is a floor sanders is doing my floors next week And said it will take about 2 and a half days to sand for 100m2 but that does include steps. Have you considered paying someone so you can be sure you will a good job. If they are nice and flat then just a handheld orbital should be enough starting with a heavy grit and working down to finer finishing grades. If stairs have too much variation you need to go over them with the edger first then finish with the handheld.
