Browse Forums Flooring & Floor Covering 1 May 26, 2011 12:45 pm Hi everyone, Me and the misses have been thinking to outsource the flloring (tiles and carpert) instead of going through the builder to save soem costs (builders mark up) My question is, how does this work? Do the builders give us a credit for the floorings? What happens with the wet areas? In our current contract it only has the main living area and bedrooms with price.. not bathrooms/wet areas, but they are included.. Floor covering in non-wet areas are not standard therefore you may be able to outsource these however the builder may not let you have them laid by their tradies during the build - since they wouldn't be covered under their insurance / warranty. Same with the wet area. First point of call should be to call the builder - better still put it in writing / email so you have a record of the discussion. Some things are worth waiting for. If they do, you may have to do it after handover. What happens with the skirting tho? I mean the gap between the skirting and the slab... i dont want a situation where the tile wont slide in under the skirting. or there is a massive gape.. He said that is best to do it before so the carpet can be laid taught. If we put the skirting on after the carpet, we would get warping and ripples in the carpet from stretching along the edges. Re: out sourcing tiles instead of going through the builder 7May 26, 2011 5:45 pm If you organize your own tiles in non-wet areas, and if the slab cracks in a few months after handover (or 5 years later before the warranty expires), and subsequently damages your own tiles, will the builder a) fix the slab + your own tiles or b) the slab only ? I need to replace some lengths of aluminum shower frame but I can't seem to find any suppliers of this stuff.
