We are looking to get timber flooring done in our new build, but this is all so confusing ! I never knew there is such a wide variety (plus all the gradings and stuff) .. and moreover the prices seem to vary a lot. We got these pricing from FloorGallery at the Castle Hill Supa Center. Spotted Gum 1 Strip Installed $100 Kempas 1 Strip Installed $85 Merbau 1 Strip Installed $90 Bamboo 1 Strip Installed $90 We have enquired at a few other places,but none seem to get closer to this price - for 1 strip and intalled too. We are looking to get around 90sqm. The Sales guy assured us that these will be "Select" grade. What do you guys think of these prices ? My hubby likes the Kempas while I like the Spotted Gum (which is more expensive!) hmm. One bad thing is we forgot to mention the builder about the floorboards and they have already put in the skirting Re: Our timber quotations..do they look alright ? 5Feb 02, 2011 3:05 pm A friend has 3 strip kempas - I need to look hard to see that it's actually 3 strip and just floated on foam - it's that good and that well installed. However, these manufacturers change these products very often - and very rarely for the better. So, what was a very good kempas 7-10 years ago might be a very poor product today - from the same manufacturer. Sorry, not much help ... BTW, do you intend to float or glue it? How level is your slab? Have these installers looked at it? Best is to get a few people to come over and see the slab first - in case it needs some more work. Are you considering anything else other than floating timber floors? Real timber maybe? Laminate? Oh, forgot to say that those quotes are quite ok to me. Ours were more exy I think they install on foam for around $30-35 / m2, plus foam (very cheap) plus timber .... so it's not bad price-wise. My signature is distracting people from my wise posts ... No one mentioned the glue option to us, strange. Can the floating timber be glued directly to the slab ? Will have to ask the suppliers on this option..... We did have a look at the solid woods ... but our SS advised us against it since the skirting have already been installed. Not sure ! We still need to research more I guess. There's no difference b/w solid and floating timber in terms of skirtings already been installed. I'd rather look at your ceiling heights and kitchen benchtop / other things - depending where are you planning to install any of these 2 flooring types. Floating timber can be glued on acoustic underlay, which is glued to the slab - but many manufacturers say theirs can't or shouldn't be. It depends on the experience of the installer if it can or can't I'd say floating is better if you ever have/want to replace it, it's way cheaper and easier. The total area we are going to cover is about 108sqm + stairs and the cost we have to do that is $8700 thanks Re: Our timber quotations..do they look alright ? 10Feb 10, 2011 9:18 am I have heard from one supplier that Kempas is only good for fire wood but he sells it and tried to sell me a more expensive timber. Another supplier said if it wasn't to use why would anyone sell it. He said its up to you how you treat the floor if you are going to be jumping up and down on it and miss use it then of course any timber will not last. But the thing i am worried about is how easily does it dent or get scratched ..... or even split ? If any one can offer some advice that would be very appreciated as at the moment i am very confused. We have a budget for timber flooring for our upstair and kempas meets that as well we like the colour n texture of Kempas Interested in getting either the Polytec Boston Oak or Palace Peak for kitchen cabinets. Looking at the Boston Oak ones, it appears that the colour varies significantly… 0 9142 Engineering timber is certainly a less fuss option, times cheaper to supply and install and better withstands humidity. 1 15839 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13718 |
