Browse Forums Flooring & Floor Covering 1 Oct 07, 2010 12:55 pm we are considering our options of main area flooring (to be laid post handover)....and one option is to go with polished porcelain tiles. However, im concerned about where the procelain tiles in the passage area meets the ceramic tiles in the wet areas like bath and laundry (which will be laid by the builder). How can I ensure that the builder will lay the wet area tiles to a certain height level which would allow the porcelain tiles to meet flush? Or is it best to tell the builder not to tile the wet areas, then have my tiler finish off these areas when he comes to lay the porcelain tiles? 12 March 2010 - Land titles received 3 April 2010 - Signed building contract 14 April 2010 - Prestart 28 April 2010 - Loan approved 30 June 2010 - Slab completed 27 August 2010 - Brickwork completed 22 September 2010 - Roofing completed 30 September 2010 - Internal walls plastered 12 October 2010 - Lock Up 19 November 2010 - PCI 26 November 2010 - Handover 29 December 2010 - Moved In https://forum.homeone.com.au/viewtopic.php?f=31&t=32584 Re: Question on tiling levels 2Oct 11, 2010 12:06 pm I have recently been through exactly the same senario. I asked my builder to delete the wet areas as I had my own tiler and that I wanted to use the same guy for the wet areas as the main floors (to ensure the correct levels in the passages). Some builders won't hand-over unless the wet areas are complete. You can either get your own tiler to do this or ask your builder to contact your tiler and get him to do the wet areas through them (yes it's a bit messy), but this satisfies the builder that the job will be done prior to hand-over. We had it deleted and got our tiler to do the wet ares-before handover (after persisting) then got our tiler to return after hand-over to do our floors(porcelain). He made sure the levels were perfectly matched-allowing for sceeding etc, so the floors were flush with the wet areas. He's brilliant!! We build quite often & have used others in the past but will always use John from now on because he's such a perfectionist (& a nice guy). He's had 30yrs exp & he's in Perth (0401 266 882). I recommend him to anyone who wants a great job done at a reasonable rate. (I've had cheaper guys but ended up with a bad job done, so cheaper is not better). Good luck Suzy Re: Question on tiling levels 3Oct 12, 2010 5:25 pm that's great suzy, thanks for the tips and contact and if you dont mind me asking, how much did he charge for labour (per sqm)? 12 March 2010 - Land titles received 3 April 2010 - Signed building contract 14 April 2010 - Prestart 28 April 2010 - Loan approved 30 June 2010 - Slab completed 27 August 2010 - Brickwork completed 22 September 2010 - Roofing completed 30 September 2010 - Internal walls plastered 12 October 2010 - Lock Up 19 November 2010 - PCI 26 November 2010 - Handover 29 December 2010 - Moved In https://forum.homeone.com.au/viewtopic.php?f=31&t=32584 Re: Question on tiling levels 4Oct 14, 2010 2:08 pm He recently charged $70/sqm incl screeding which I thought wasn't bad. I had some quotes at $80-90. I recommend you have the builder do the wet areas seeing as you don't know John yet-that way it's not so messy plus it'll all be on your builder's warrantee. Just tell your superviser to ensure that the tiler has raised the wet area floors by 20mm above slab level (keep reminding the tiler or superviser tho)-the 20mm allows for screeding plus thickness of your porcelain tiles to the main floor areas. John the tiler can talk to you about this if you choose to go with him for your main areas (0401 266 882). Tell him Suzie sent you & he'll take good care of you. Let me know how you go. regards Suzie Hi, have purchased a house with 2 single garage doors. The Centre pillar one side sits proud to the other. Can I change 2 doors into one. Please see picture. 0 6335 Looking to tile the facade pillars rather than rendering. Builder is quoting 2500$ laying cost for upto 10msq. The 2 pillars come to be 16msq. So laying costs are 5000$… 0 7524 Hi, I'm clearing the tiles from our horrid 50 year old bathroom and preparing to lay new ones. Bugger of a job getting the old… 0 8084 |
