Browse Forums Flooring & Floor Covering 1 Sep 29, 2010 11:41 pm Hey Guys, I bought a small apartment (53 square-meters) and want to ask two quick questions
I want paint the wall and change the carpet to floorboard (laminate) Should we paint the wall first then change the carpet? any paint suggestion? brand etc? should I paint first before I change the floorboard? also I am choosing between timber and laminate, in terms of investment return, which one is better? Thanks! Re: Some advises plz.....^_^ 2Sep 30, 2010 12:24 am I'd paint first - that way you don't need to worry about drop sheets (you can just rip the old carpet up once the painting is finished). With regards to paint, well you get what you pay for - so stay away from the 'budget' lines - You can't go wrong with Dulux 'Wash & Wear', or depending on where you're located you could look into the Resene paints range of products which I would also highly recommend. With regards to flooring, when you say laminate or timber do you mean laminate as in the product is 'wood look' (rather than a veneer of real timber laminated onto a cheaper substrate) vs solid timber? Real timber is more expensive, so in terms of re-sale it is probably going to be more appealing than a laminate - however timber laminate (with a real wood veneer) can provide you with the same result for less $$$. Re: Some advises plz.....^_^ 3Sep 30, 2010 10:02 am Agree with II. Paint first & use a premium paint. I am fan of Taubmans Endure - but that is because I have white walls & dogs who like to lie against them. With the floor, the closest you can get to real timber floors the better. You may have already done this but JIC: Make sure you check with the body corporate before changing the floors. Unless you're on the ground floor you're often not allowed to change carpeted floors to timber because of noise to residents below. Re: Some advises plz.....^_^ 4Sep 30, 2010 10:38 am Thanks guys! My apartment is in sydney and near the water, so relatively humid I heard that solid timber is pretty hard to maintain, is it true? In terms of investment, I am not really looking to resale.(mainly rent) so basically what I really want is something: 1. Looks nice and last long (So tenants are willing to pay more, and I dont need to keep going back to the apartment to fix it ) 2. easy to maintain... 3. not too costly Thanks again! Joe Apologies for the delay in getting back to you. If you haven't sorted this already you need to caulk this gap.
