Browse Forums Flooring & Floor Covering 1 Sep 10, 2010 3:11 pm We are building a new house, which was flooded by an internal tap being left on and the drains being blocked. The builder employed a restoration company to fix the carpet, and they provided a report which states that the carpet has been restored to pre-incident condition. We, however, are not happy with the carpet. As the builder has the report, which clears the carpet, they will not engage in any discussions about the carpet or our issues. I was hoping for some advice as to whether we should continue in our efforts to have the carpet fixed or replaced. Here are some photos (just a small example of our concerns): Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We also had the manufacture cut about 40 plus frays of about 1 - 2 cm from the carpet, and there are about 40 more. He has suggested that only 3 holes should be re-stitched for the carpet to be fine. Any advice would be appreciated - thanks! Re: Carpet issues - advice needed! 2Sep 10, 2010 3:19 pm They look like faulty weave in the carpet and poor laying. I would persue the discussion with the builder. Suggest you try obtaining an independent carpet layer's opinion Re: Carpet issues - advice needed! 3Sep 10, 2010 4:19 pm Thanks for your help. I think you're right - we might just have to get someone else in to look at it. Builder unwilling to move - they don't see any issues with it. Anyone know of a good independent carpet consultant around the Mornington Peninsula area? Any ideas on how much it costs? Re: Carpet issues - advice needed! 5Sep 11, 2010 8:20 am Just to get in early so you can continue responding, disappointed15 is in SE Melbourne. Re: Carpet issues - advice needed! 6Sep 11, 2010 1:38 pm Michael Hi disappointed15 Looking throught the photos, there are some real concerns there A report stating the carpet was returned to pre incident condition means nothing if the condition of the carpet is unacceptable, with or without flooding, restoration etc Inspectors can inspect, assess and provide a written report on your carpet. This report can be used in a court of law. Michael Spot on Michael. Re: Carpet issues - advice needed! 7Sep 11, 2010 7:00 pm It seems that some work on the carpet might have been done on Friday. We have a piece of wet underlay in the garage, which I assume has been removed from the house somewhere, and it looks like some darker pieces of carpet have been put in the bedroom cupboards - we will have to wait to Monday, when we have access to the property, to see if anything has happened. The fan has also been left on above the carept for the weekend? It's final inspection on Monday - we are extremely worried. Does the builder have to give access to an independent carpet consultant if we employ one? or do we have to wait until handover happens - if it happens. We were meant to be catching up on-site with the director of the company on Friday about the carpet, but he didn't call. I waited around the area all day. Our location is on the Mornington Peninsula, Victoria. Re: Carpet issues - advice needed! 8Sep 11, 2010 8:33 pm Thanks for your advice and help. We have put it all in writing - about 6 weeks of carpet emails with very little response from the builder. I will see if they have done any further work on Monday, and if not--or not to an aceeptable standard-- then we will head down the road of getting the report done. I think that's our best option, plus it will cover us if we have to move in without any resolution. I believe it can take about 2 months if we have to go to VCAT. Most of the photos can be viewed at http://s1220.photobucket.com/albums/dd458/brooke851/Carpet/, are these the type of issues an independent report would outline? Thanks again - much appreciated! Re: Carpet issues - advice needed! 9Sep 12, 2010 3:32 am Michael responding as R.C has been banned and his posts removed. Whilst his posts may have been supportive and helpful by using a company name as user name and placing it as his signature and then offering to be of service to another member he was breaking the TOS for this forum. It is important that paid advertisers are not made to feel disadvantaged by someone being able to promote their company without paying a fee. Re: Carpet issues - advice needed! 10Sep 12, 2010 6:32 am You can get them easily. Consumer laws state you have to get merchantable quality goods, goods that are fit for service, and also goods that are the same as the sample you approved. If these conditions are not met, then it's a simple loss for the builder. His carpet company have used b grade carpet, or a b grade layer (missing pile can be caused by crazy carpet layers and their knee kickers). It would be nothing for the builder to hammer the carpet supplier and get it replaced or the carpet supplier would run the risk of losing his contract! Re: Carpet issues - advice needed! 11Sep 12, 2010 8:41 am Hope you are able to get satisfaction with this. I know I wouldn't be happy to accept the carpet in this condition. Sounds like they are trying to stall in the hope that you will give up if there was meant to be a meeting on Friday. Get an inspector if they refuse to budge. Perhaps Anthony might be able to suggest someone. Re: Carpet issues - advice needed! 12Sep 12, 2010 9:13 am Disappointed15. This thread has taken a strange turn with RC Michael being banned and his posts removed Anyway, I'm in New Zealand so I'm not trying to get work but want to offer my advice. I'm also a Registered Carpet Inspector as well as having fairly extensive experience in water damage restoration and laying related issues. As a Registered Carpet Inspector with the WoolSafe group, I also do a lot of fault rectification and installation correction work on behalf of both carpet mills, retialers and insurers. Have you considered getting your own insurance company involved? Generally with these types of claims, the whole lot is recovered, including your excess and it won't affect your no claims bonus status. This way, your insurer MUST be independant and MUST re instate everything to a PRE LOSS condition. Often, but not always, their assessor/adjuster will visit, show them the area affected and then the type of finish you have in unaffected parts of your home to show a pre loss condition. This helps to show facts (differences in the finish between to two areas) rather than them putting it down to emotions or personality clashes. (both are present in losses sustained and are a reality to any restorer) Just this past week, I was called in by an insurer to a similar situation you're in. Newly built home. Plumbing failure on supplied hardware. Builder called in a restoration company that aren't known for quality and the people got no where with the builder. They made a personal claim with their own insurer, I was called in to uplift the carpet, redo the ******* joins and re install to as new. If after your final inspection you're still not satisfied, either consider doing the same and lodging a claim with your insurer, or track down a Registered Carpet Inspector. People with the right qualifications are few and far between, but we tend to travel a lot. For myself, I cover a 3 hour radius from my base and feel certian that you'd find someone in the greater Melbourrne area doing likewise. Sure you may have to wait a few weeks till their next trip in your area to avoid unnecessary travel costs, but at the same time, if they give you the where withall to solve your problems, what's that worth to you? Registered Carpet Inspector with the WoolSafe group. Re: Carpet issues - advice needed! 13Sep 12, 2010 10:18 am HI John. Thanks for your input. It sounds like you'd be a great person to have here in Australia with your experience. Unfortunately unlike the way you've added such great information Michael did not follow the posting "Terms of Use" that he supposedly read and agreed to follow when he signed up to the forum. There are specific guidelines about not using a company name so that advertisers who pay to use the site are not disadvantaged. Such a pity as I too think his information was useful. However any other poster breaking the same rules would have been banned. We can't have a set of forum rules and then allow some to break them and not others. I'm assuming you saw his original posts where his user name was not "Michael" but rather the company name. I have edited Anthony's post to remove the company name from the quote. Anthony is aware I have done so. The original poster did say they had followed his advice so there was no reason to allow the posts to stay and break the forum rules. Michael is very welcome to return as Michael, state his profession and give advice but without paying for advertising or waiting until he is no longer a brand new member ( 50 posts) he can not advertise who he works for in the way he did so. Michael joined yesterday and all of his posts were advertising, however subtly, his company name. Re: Carpet issues - advice needed! 14Sep 12, 2010 10:47 am Thanks everyone - your advice has been very helpful. We will see what Monday brings!!!! Re: Carpet issues - advice needed! 15Sep 12, 2010 11:30 am best of luck. I hope you get a good resolution to this. Re: Carpet issues - advice needed! 16Sep 12, 2010 2:15 pm If you need a legal way, and you don't want to go vcat, then the Australian Carpet Institute can inspect and mediate in a legally binding capacity. Costs can be around $600 to $700 from memory. Quicker than vcat though. Normally for fights between a mill and an end user though.....but you could try. Re: Carpet issues - advice needed! 17Sep 12, 2010 6:24 pm Good luck tomorrow disappointed15. I hope all the issues are resolved to your satisfaction. I'll be very interested to see how they deal with this in the end. Re: Carpet issues - advice needed! 18Sep 12, 2010 7:24 pm Thanks - I really hope it all goes well tomorrow! I will keep you posted. Re: Carpet issues - advice needed! 19Sep 12, 2010 7:59 pm I would not be happy with those problems either, and you must not accept them. Is the carpet part of the builders quote, or did you pay a carpet shop, for it to be done? All those pulled threads at the edges would more than likely have been caused at the time of the take-up of the wet carpet. Continuous filament carpet is notorious for pulling threads if just pulled off the carpet-gripper. If the carpet is to be relaid, it must be kicked/stretched off the pins to reduce damage as it is released from them. Most of the edge problems could be solved by restretching the carpet to the wall to take out the damage that is thread or two from the wall. The frayed edges just need a trim and more of a tuck in behind the gripper. Threads pulled in the body of the carpet, are the biggest problem to fix, are more than likely caused from initial laying, or the relaying, and caused by the teeth of the kicker or stretcher, sometimes because of burrs on the teeth that catch threads. With original thread from the carpet manufacturer, it is possible to sew a few threads to repair them. BUT you should be trying for a replacement as the best, and most acceptable solution for you. Not just a patch-up job for a new house. Re: Carpet issues - advice needed! 20Sep 12, 2010 8:41 pm It should be replaced on the builders insurance. I wouldn't pay the final installment and play hardball. Hi All, I engaged a tradie to install concrete retaining wall 600-800mm high over 32 meters in Victoria. Sleepers are 200*75*2000 mm installed over 17 steel posts. I… 0 6830 Building Standards; Getting It Right! Don't think they are designed for double brick.
