I'm planning on re-carpeting the bedrooms, but I don't know whether I should just polish the existing floor boards (they are original and that's all there is to the floors) or put in tiles in the other areas? Wet areas have vinyl floorings, so planning on ripping that out too and tiling everywhere except bedrooms. I'm planning on renting out the house soon, but I'm worried if I polished the floor boards they will get destroyed too quickly and I would have to repolish again and I've read that you can't repolish floor boards too many times (esp. if that's the base of the floor). What is the price difference between polishing floor boards, which are 40 years old, or tiling? The floor boards look like they are a tasmanian oak timber- a light brown colour anyhow. Unless you plan on doing all the work yourself you'll find that having the boards polished should be quite a bit cheaper than tiling. Not only do you need to buy the tiles but there's a bit of labour involved with laying down cement sheet everywhere before tiling. Not much material cost with existing boards. I know you can get great renters in but on average because they didnt pay for it, they wont be as perdantic about the wear and tear. And remember you have to allow fair wear and tear. Too cheap and they will crack/discolour etc. Middle of the road and you shouldnt geat too many troubles.
