Our preferred quote states it'll be laid on 9mm ply. I've read a number of posts here indicating that 12mm ply is more the norm. Can anyone check for me, whether the building code (BCA) refers to 10mm solid overlay and minimum ply thickness? I may be wrong but I think the 10mm solid overlay is relatively new?

Mfr of Ultra10 instructs: The recommended plywood sub‐floor is structural grade, 15 mm thick and with a type A bond. Sheets are to be installed in a ‘brick’ pattern with a 6 mm gap between sheets and a 10 mm gap to internal and external walls. Sheets are to be staggered 900 mm so that from sheet to sheet, fixings do not line up. Plywood sheets are to be fixed to the slab with hand driven 50 mm long by 6.5 mm ‘Powers SPIKEs’ to manufacturer’s recommendations or equivalent. Twenty are required per 2400 mm x 1200 mm sheet, equally spaced and with the outer spikes 50 mm from the sheet edge. The head of the SPIKE is to be driven below the surface of the plywood. If 12 mm thick structural grade plywood, type A bond, is to be used for the sub‐floor, then the fixings to the slab are to be increased to 28 per sheet. ... Mechanical fixing combined with adhesive is necessary to achieve the required fixing performance. Floor fixing is to be a combination of adhesive and mechanical fixing. The adhesive may be a full bed applied to adhesive manufacturer’s instructions or beads of adhesive 6mm to 10mm in a zigzag pattern ensuring the pattern extends the full width of the board. ... Is there still a requirement for the ply, or can this go straight on the existing floor? At present we have lino and carpet which will be coming up. The timber has had two coats in the first three pics. The final Lobadur WS 2K Duo coat is yet to be applied. The 4th pic is to demonstrate the transition between the wood and the tiles (unsanded in this pic). We were lucky that our slab was very level, so no self-leveling compound was required. It feels pretty good under foot. Final coat is complete. It looks absolutely marvellous! I understand from your comments that the floor was glued and secret nailed. Is this directly onto concrete slab or did you install a plywood over the slab first? Also, now that it's been 5 months since it was laid, has it performed to your expectations? I was keen on Silkwood but now am leaning towards solid strips. Yes, the Ultra 10 was glued and secret nailed to the structural grade 12mm ply. The ply was mechanically fixed to the slab with nail/bolts(?), no glue, as there is a plastic membrane between the ply and the slab. It feels very firm/solid to walk on. No signs of gaps, splitting or warping whatsover, so far. So easy to keep clean. My only complaint is a few short dark hairs I've found trapped under the Lobadur finish Lucky only the cleaning lady (moi!) sees them. Any advice on a builder in NSW who is demanding an extra 22000k after the house is completed and contract paid in full .Standard HIA contract.
