Browse Forums Flooring & Floor Covering 1 Feb 16, 2010 7:08 pm I am about to move into a unit and would like to lay tiles - however the strata manager says that no tiles are permitted except in the kitchen and bathroom. They say we can only either lay carpet or floating floors. Can they enforce this? We are on the first floor and have garages below us, so noise is not a problem. The strata by laws don't mention specific types of flooring, only to be mindful of noise. There should be a thread somewhere on the best way to research… Although I guess Standards Australia would be a good start. Basically I don’t think that strata/executive committee can tell you what floor you can and can’t have, I think the only authority they have is they can stipulate the type of sound proofing (underlay) you are required to have… Another tip when dealing with strata, don’t ask permission… Research what you as the owner are allowed / not allowed to do, write them a letter and tell them this is what going to happen as it falls with xxxx Australian standard or the relevant legislation. Re: Strata manager and flooring issue 3Feb 21, 2010 2:00 pm From my experiences, with people over the years, I would suggest that the feedback I have had is that the onus is on the body corp to prove your floor is too noisy, rather than the onus on you to prove your floor is quite. So what other people have done is check the relevant Building Code Of Australia info and find out what type of sound transfer is OK, and what is not. I am not in the tile game, so I can't tell you, but with floating floors the Feild Impact Isolution Class (FIIC) has to 57 or above I think (I haven't referred to it for ages, so don't quote me on that). Then, if and when the body corp come after you, you pull the extract from the BCA, plus the test report on the underlay you used, roll them up together and give it to them and tell them to go smoke it Better than that, never go into a body corp ! Drilling/hammering/renovations late at night, would be something that would concern me more, than what floor cover I had. You may read more into this?
