Jarrah prime grade 80x19 for 86m2 Installation includes 1.seal the concrete slab 2.install 15mm plywood and fix to slab with 50mm spikes and timber floor adhesive 3 flooring installed on plywood and fixed with timber florr adhesive and secret nail 4.10-15mm expansion gaps allowed around all room perimeters 5. the floor is then level sanded, fine sanded and sealed and then finished with 2 coats modified oil in a satin. Here's my shot anyway - I think this is almost too good to be true (just from looking at the scope of work and $ figures and assuming they also supply all the timber and all other materials)! Is it reasonable 4Nov 21, 2009 7:14 am Hey! Personally I think it's a little on the pricey side for 86 sqm. I obtained a quote for approx 100 sqm (spotted gum) for 19mm boards of varying lengths. Installation very similar to yours...slab sealed, boards fixed onto battens etc etc. Total cost (incl sanding and polishing) approx $18K Pix Built a (highly) modified Allcastle Maxworth 38.7 in Sydney. Also, Sydney can be the most expensive for certain things, but it really depends on what it is - sometimes it's on the cheap side! Very messy and hard to compare ... Maybe timber floors are chaper non-metro ... Anyway, "prime grade 80mm on plywood" - there are 3 things here that are supposed to make this quote more on the expensive side (prime grade is obviously the dearest, 80mm is supposedly more expensive than 130mm, plywood installation is also supposedly more expensive than the batten installation). Normally, for Sydney, and not going by the cheapest quote, you'd be fairly safe to allow $100-$120 per m2, all inclusive-complete-done (sometimes even less, but depends on what exactly are you after, and varies between co's). So, 86x100 = 8600. Yours is about $70/m2, which I think is quite good (especially considering the 3 things). Unless jarrah is actually cheaper than other commonly installed species ... or unless non-metro is also cheaper in case of timber floors ... Plus, you get the benefit of knowing that this business has been there for 5 gen's, so probability says it should (should stay there for a bit ... Also, the smaller the area, the dearer it tends to be. Yeah, I think this is good. Just look at Pix's quote - works out a whopping $180 / m2 !! There may have been a special for the wider boards at the time which is quite common though I will say Boral DO NOT sell to the public (or builders etc) at all. Here are the jarrah prices for those who won't download: Jarrah Natural grade Size $/Sqm 80x19 $37.45 130x19 $45.60 Jarrah Australiana (Std) Grade 80x19 $68.00 130x19 $73.25 Jarrah Classic grade 80x19 $80.05 130X19 $85.75 So, if you use a little bit of maths (and if I got mine correctly ), the 130 boards seem to work out cheaper from Boral. EDIT: ***cough*** Hang on, this is in sqm (NOT linear), so smaller boards are cheaper !! Anyway, the original quote seems too good to be true, but looks like by now the original writer has lost the interest in this topic (or just reading it) ... anyhow, it's always good to get as many experiences (comments) as you can.
